The costs that hide behind a cheap quote
Tanking is the big one. Waterproofing a shower area properly costs a few hundred pounds in materials and a day of labour, and leaving it out is invisible until water appears in the ceiling below two winters later.
Moving the soil connection is the other. It brings floor lifting, new falls and often a boxed section, and it typically adds £900 to £1,800.

Where the money goes
On a typical £9,000 family bathroom, roughly £2,000 is sanitaryware and brassware, £1,600 is tiles and adhesive, £600 is tanking, boarding and sundries, and the remainder is labour across plumbing, electrics, tiling and decoration. Spending more on the suite rarely changes the total by as much as changing the layout does.
How to compare two quotes fairly
Ask both quotes to state whether tanking is included, what happens to the existing waste positions, whether the extractor is ducted externally, and who makes good the room below. If one quote is silent on all four, it is not cheaper, it is smaller.

- Most family bathrooms in our area come in between £7,000 and £12,000 fitted, including a mid range suite, full tiling and proper waterproofing.
- Why are some bathroom quotes so much cheaper?
- Usually because tanking, waste alterations, extraction or making good are excluded. Ask each quote to confirm those four items in writing and the gap normally closes.
- Does a small bathroom cost much less?
- Less, but not proportionally. A cloakroom still needs plumbing, electrics, waterproofing and tiling, so the floor price stays around £2,800 however small the room is.
- What does moving the toilet cost?
- Between £900 and £1,800 in most houses, depending on how far the soil connection has to travel and whether the floor can take the new fall without boxing.
- Should I buy my own suite?
- You can, and we will fit it. Just order it before we start so we can check the waste positions and tray size against the room rather than working around a late delivery.
